1. About these Terms
These Terms govern your use of Veedum Sthalavum (“Website”, “we”, “us” or “our”), including submitting advertisements, contacting advertisers and using messaging features.
Please read these Terms before using our services. Users submitting advertisements or creating an account must expressly accept these Terms. If you do not agree, please do not submit advertisements or use account services.
You must be at least 18 years old and legally capable of entering into an agreement to create an account or submit an advertisement.
2. Our role
Veedum Sthalavum provides an online platform for users to advertise properties for sale or rent and publish property requirements.
Unless expressly agreed in a separate written agreement, we do not act as a property owner, developer, broker, legal adviser, surveyor, payment intermediary or party to a property transaction.
Advertisers and interested users independently negotiate and enter into their own agreements. We do not guarantee a sale, rental, response, investment return or successful transaction.
3. Advertiser responsibilities
By submitting an advertisement, you confirm that:
- You own the property or have valid authority from its owner to advertise it.
- Your identity, contact details, description, price, price basis, location, measurements and photographs are accurate and not misleading.
- You have permission to publish all information and materials submitted, including another person’s contact details.
- You will disclose material information that could affect a prospective buyer or tenant, including known ownership disputes, encumbrances, access restrictions and relevant approval issues.
- Your advertisement and proposed transaction comply with applicable law.
- Where required, you hold valid project or agent registrations and include all legally required registration details and disclosures.
Agents and authorised representatives must clearly identify their role and must not falsely describe themselves as the property owner.
You must promptly correct inaccurate information and remove or update advertisements when the property is sold, rented, withdrawn or otherwise unavailable.
AI-generated, edited or illustrative images must be clearly labelled and must not misrepresent the actual property.
4. Advertisement review
Advertisements and changes may require administrator approval before publication.
Approval means permission to display an advertisement. It does not certify ownership, identity, legal title, property condition, permissions, price, registration status or the truth of any claim.
We may request supporting information, reject advertisements, temporarily restrict access or remove content for suspected fraud, misleading information, legal non-compliance, complaints, security concerns or breaches of these Terms.
We will provide explanations and review opportunities where required by law. Publication is not guaranteed.
5. Independent verification
Before making a payment or commitment, users should independently verify the advertiser’s identity and authority and inspect the property.
Users are responsible for obtaining suitable professional advice and checking title documents, encumbrances, boundaries, access rights, land classification, permitted use, building approvals, applicable registrations, taxes and other relevant matters.
Website descriptions, photographs, map links, prices and messages do not replace legal or professional due diligence.
6. Payments and property transactions
The Website does not currently collect or hold property purchase payments, rental deposits, booking advances or brokerage payments.
Do not treat a payment request from an advertiser as a request endorsed by Veedum Sthalavum. Independently verify the recipient and obtain appropriate written agreements and receipts.
Property payments, possession, registration, refunds, commissions and other transaction obligations are between the relevant parties.
Any future paid Website service will have its charges and applicable cancellation or refund conditions disclosed before purchase.
7. Prohibited use
You must not use the Website to:
- Publish fraudulent, unlawful, defamatory, threatening, abusive or misleading content.
- Impersonate another person or advertise a property without authority.
- Infringe intellectual property rights or another person’s privacy.
- Harass users, send spam or misuse publicly displayed contact details.
- Upload malware, attempt unauthorised access or interfere with Website security.
- Scrape or collect personal information for unrelated marketing or resale.
- Evade moderation or create accounts to continue prohibited activity.
8. Accounts and communications
You are responsible for protecting access to your account and reporting suspected unauthorised use promptly.
Website chat, telephone links and WhatsApp links facilitate communication; they do not constitute our endorsement of an advertiser or any offer.
Do not share passwords, OTPs, banking credentials or unnecessary identity documents through messages.
External services, including WhatsApp, Google Maps and sign-in providers, operate under their own terms and privacy policies.
9. Content permissions and privacy
You retain ownership of content you submit. You grant us a non-exclusive, royalty-free permission to store, format and display that content as reasonably necessary to operate the Website.
Submitting an advertisement authorises public display of the advertiser name and contact number supplied for that advertisement. These details may be accessible to visitors who are not logged in.
Personal information, messages, cookies and visitor analytics are handled in accordance with our separate Privacy Policy and applicable law. Any legally necessary record retention may continue after content removal.
10. Availability and limitations of liability
We take reasonable steps to operate the Website, but cannot guarantee uninterrupted availability, error-free information or the absence of misconduct by users.
To the extent permitted by law, we are not responsible for losses caused by inaccurate advertiser content, user fraud, property defects, transaction disputes, third-party services or interruptions outside our reasonable control.
To the extent permitted by law, we exclude liability for indirect or consequential losses arising from Website use.
These Terms do not exclude or limit liability for our fraud, wilful misconduct, gross negligence, or any liability or statutory right that cannot lawfully be excluded or limited.
11. Responsibility for your breaches
To the extent permitted by law, you agree to reimburse us for reasonable, documented losses and legal costs arising directly from your unlawful content, lack of advertising authority, infringement of third-party rights or material breach of these Terms.
This obligation does not extend to losses caused by our own wrongdoing. We will notify you of relevant claims and allow reasonable participation in their defence.
12. Complaints and reporting
Report suspected fraud, unauthorised advertisements, privacy violations or other concerns through Contact Us or the grievance email below.
Include the advertisement reference number, a description of the issue and relevant evidence. Avoid sending unnecessary sensitive documents.
Grievance Officer: [Name] Email: [Dedicated grievance email] Postal address: [Address]
We will acknowledge and address complaints within applicable statutory time limits and comply with lawful orders and requests from competent authorities.
Reporting through the Website does not replace reporting suspected crimes to the appropriate authorities.
13. Changes and termination
We may update these Terms and display the revised effective date. Material changes will be communicated appropriately, and renewed acceptance will be obtained where required.
Changes will not retrospectively remove rights arising before the change.
We may suspend or terminate access for breaches, security concerns or legal requirements, subject to applicable law.
14. Governing law and disputes
Subject to mandatory applicable law, these Terms are governed by Indian law.
Please contact us first so that we can attempt to resolve a Website-related complaint amicably. This does not prevent you from seeking urgent relief or exercising statutory rights.
Disputes may be brought before courts or tribunals having jurisdiction under applicable law. Nothing in these Terms restricts access to consumer forums, regulators, law enforcement or other remedies provided by law.
15. General provisions
If a provision is found unenforceable, the remaining provisions continue to apply to the extent permitted by law.
These Terms govern Website services. Any property transaction requires its own agreement between the relevant parties.
